The organization of the hotel’s engineering department is important in ensuring that the maintenance activities are done correctly following a schedule, therefore, reducing confusion and errors. The organization structure depends on the size and complexity of the hotel's building. The maintenance department considers manufacturer’s recommendations as well as current best methods. The engineering department is headed by a director with the chief engineer under the director. The chief engineer collaborates with the administration, shift engineers and controls the inventory. The shift engineers are categorized into, electrical, mechanical, civil and refrigeration engineers. Under these engineers are supervisors who oversee the activities of the electricians, mechanics, masons, plumbers and painters. A smooth workflow in the engineering department is essential in caring out maintenance in the hotel.
The hotel has environmental stewardship policies that help to preserve and protect the environment(Courtland, 2015). The hotel engages the community in efforts to clean and beautify the environment. The hotel complies with all relevant environmental laws and regulations. Furthermore, the hotel integrates the values of stewardship, sustainability, and resource conservation into its activities. Thehotel also engage in pollution prevention activities and develops and promotes practices that minimize harmful effects on the surrounding environment while maximizing beneficial effects.
The hotel encounters some common maintenance problems. These maintenance activities are grouped into three. First are routine maintenance activities that are carried out on a regular basis include, cleaning the floor and walls. Second, preventive maintenance is carried out on elevators, maintenance of boilers and the laundry equipment. Lastly, scheduled maintenance are carried out based on a form work order. In general, the most common maintenance problems include cleaning of the boiler, the kitchen chimney cleaning, maintenance of the high-speed elevator and laundry equipment maintenance. Maintenance costs have an implication on operational costs (Cesarotti&Spada, 2009). The maintenance at $429000 is considerably a high percentage of the hotel’s operational costs
Hotel maintenance may be in-house or outsourced. In-house, maintenance includes sweeping, washing floors, cleaning guest rooms et cetera. Some maintenance is outsourced for example maintaining elevators, inspection of specialized equipment, for example, boilers and HVAC units. The advantage of outsourcing is that it cuts in training budgets, aging maintenance workforce and it provides a hard-to-find skilled labor pool (Olive, 2015). Maintenance of specialized valves and actuators has long been outsourced. Outsourcing is preferred to in-house maintenance because it enables budget flexibility, reduces the need to hire and train specialized staff by bringing in expertise from outside, lets organizations pay for only the services they need and when they need them. Finally, it reduces capital expense yielding a better control of operational costs.
