Utah State has been facing housing problems due to the prevailing conditions of underbuilding and underinvestment. According to McKellar (n.p), the housing crisis in the state is so severe that 30-year-olds are living in basements, not because they enjoy it, but because they cannot find houses to buy. Therefore, living in the basement has become a trend across the state. Houses are getting scarce each day, and the available ones are hard to purchase due to the high prices. Housing expert Eskic informed the Desert News media that the skyrocketing prices would only slow down but not decrease (McKellar n.p). Moreover, Utah's Governor, Spencer Cox, reported that the few homes that people would be able to afford to buy were being used as rentals but only for short stays. The Governor added that the decision by the homeowners only worsened the situation. Therefore, there is a need to find a solution before more tragedy occurs.
I propose a project that involves building big homes to accommodate larger families to close the 45,000-unit shortage gap. The first thing is to ensure the collection of advanced data regarding the housing needs in the state. Relevant information will aid in determining the suitable homes to build based on the needs of different families. For example, a family of five can hardly keep up in a three-bedroom house whose price is twice the average rent amount. However, that has been the current situation, and residents are suffering.
Building townhomes will aid in mitigating the housing problem. According to Edgehomes (n.p), the average cost of building a single townhome ranges between $356,000 and $432,000. Building 45,000 townhomes would mean closing the gap, but the price is high since the numbers add up to $19,440,000,000. However, the money would not be impossible to raise if the government and the people who wish to own their own townhomes collaborate. The government could provide half or three-quarters of the money needed to build each townhome, and the owners could fund the remaining amount. Paying back the money funded by the government could be done monthly. Since the settled families would not be paying rent and both husband and wife had jobs, they could pay $5000 every month, which would take less than eight years to complete full payment and gain full ownership of the unit.
The proposal is a potential fix for the problem because new houses would mean higher prices. Ultimately, the cost of the older houses would decrease, making it easier for people to split into two; the ones who can afford the expensive houses and those who are average. Therefore, there would be an even distribution of people in the two different settings, reducing the current pressure of having everyone crowded in one place. The proposal is feasible, and I will give an example of a client named Motzkus who spent $735,000 to buy an Ivory Homes development with a home and secondary apartments. The client bought the whole unit, and he could either rent out the home and live in the ADU or commence living in his current residence, which could be paid by the rent revenue (Miller, n.p). The example is proof that people have saved money and are willing to use money at the expense of owning their own space.
