COMPETENCE 3.1.1 Planning and Organizing Work In preparing the process of construction to prevent the occurrence of any problem, I first identified the task requirements at every stage of the process. In organizing work per department involved me having meetings with the departments to ensure that they are well captured in the process and all are in agreement by contributing their views and ideas during the meetings. During these meetings, all the documents that pertain to job plotting progress is completed and then recorded with regards to the workplace requirements. After having the meetings, I did a review of the preparation process and the organizing process. It was to ensure the effectiveness of the process. By involving the staff in the review helped in the improvement due to suggestions of improvement ideas given by the staff. The ideas got implemented in the later stages of preparation and organization of the work activities. When I was organizing the work plan for the construction of the healthcare center, I involved the staff from the beginning to the end of the formulating process. We were running late on the first face due to the continuous rains that stopped the process due to waterlogging of the area. We used rapid settling cement, hence saving us a lot of time despite the weather not being favorable. I also instructed on the creation of trenches around the site of construction to prevent water from into the already created platform for the column bases. By employment of strategic preparation which I used to determine the future direction of the company and provide guidelines on the required outcomes of the plans at all other departments within the company. The plan started when the project will start, its location, and the condition of the site. I also use the specific plans engaged specifically for every task. An example was that, edge protection and safety harness will be provided for the roof shingle solar tilers before they start the work. I also used standing plans which covered the continuing issues like the process to be followed when an employee is reprimanded or the evacuation process. An example is that, in case of a fire outbreak, all the workers will have to evacuate the site through the main entrance. I also employed the contingency plans which are the alternatives to be used when Something that is not expected happens. An example is that a different supplier will get contacted if the delivery of materials to the site is delayed or canceled. I also used the operational plans which provided the details of what is to be done to achieve the set objectives of a project. An example being, the electricians and the plumbers will have to complete the installations of the in-ground services before the concrete slab is cast. COMPETENCE 3.1.2 Managing Health & Safety and Welfare Experiencing the challenges of sites being closed due to careless lying hazards around the site posing danger. Besides, the dust being produced during the construction was a source of great danger to the staff. I held a meeting with the safety officers to assure that the staff were issued with the masks. I created and managed risk register and monthly assessment of the overall risks for the projects. Posing. As a project manager, I adapted the method of constantly receiving reports from the safety officers every end of the week. I scheduled a meeting with the safety team every Monday and Friday. The Monday meetings are to ascertain that the portion of work to be handled that week is already at their desk, and they understand their responsibility as per the week’s task in the site. The Friday meetings are meant for the review of the tasks of the week. In addition to checking the achieved objectives and the ones that have not been achieved that pertain to safety, wellness, and health, a measure to achieve the failed objective was deduced in the Friday meetings to be implemented in the coming week. The evaluation done within the Friday meetings help to plan for the coming week to see to it improvement is done. Having the updates weekly helps even the site engineers to guarantee that safety is maintained within their work environment. The whole process ensures that the safety of the staff and the materials is well handled. Also, the distribution of responsibilities within the safety team ensures work is done effectively. Since a problem half shared is half solved. Following the codes of safety that are all pine within the safety offices and the design offices to see the staffs are well conversant with the conduct. Having received the report, my job was to supervise and insure everything discussed and agreed-upon is being followed to the latter. Participating in the identification, incorporation and the reviewing of the safety measures within a project, procedures and safety equipment’s as they apply to the maintenance and system operations. Facilitating the analysis of job hazard for all the scheduled tasks. The analysis has to involve all the professionals that are involved in the construction project (architect, structural engineering firm, entrepreneur, investors, etc.). Incorporation of explicit human and public safety within the design and the construction process and all other professional activities as part of my allocated duties. I was involved in the process from feasibility study to the design. I ensured that the tests done in the lab which included concrete, soil, and foundation tests were accurate for effective design that ensures safety is not compromised. Considering the procurement of material, I ensured that every material is of standard and quality as specified in the bill of quantity. Production of safe job practices for job hazard analysis activities. Also, management and the prevention of accidents within the site was part of my roles. I have gotten the opportunity to learn and also to teach on the importance and how to assure safety in site. COMPETENCE 3.1.3 Managing Quality In production of design and architectural drawings, quality is key that I could not compromise by any means. The engineers and the architectures had to do their work in an excellent way. It is to ensure quality. As the project manager, I was involved in the design process from the production of the architectural drawings to the structural drawings and finally land scaping. To ensure quality was not compromised, I demonstrated my knowledge and experience as a construction manager. Engaging in overseeing and reviewing of the specifications and drawings of the project. It was to ensure that I develop the project requirements used in selection of the proper designer. Also, when a design was being done, I used both theory and calculations to arrive at solutions. In design of the columns, column footings and the beams, I had to incorporate theory for arriving at quality solutions. By demonstrating the design principles that are used in the computer design programs and also show how the results were verified as correct by the computer program. The verification was done with the incorporation of other team members. The engineers presented a design solution to a project that was being done on black cotton soil, I had to participate in independent review and verification of the solution techniques to verify the quality of the outcome. Finally found the designs were compromised when it came to fire protection. When the drawings are presented by the architectures and the engineers, I had to carry out a design and shop drawing review to ascertain quality. I had to make the architecture to review and change a drawing since it was compromising on quality output. Considering we were using shingle solar roof tiles, the orientation of the building as per the architectural design was East-West one which only has one side of the roof exposed to sunlight compared to the North-South which exposes the entire roof to the sun. Thus, ensuring maximum production. I also advised on the use of a gable roof compared to the hipped roof. Since the gable roof has less joints for the tiles and had minimal wastage compared to the hipped type of roof. I also employed the knowledge of doing risk analysis and management of the project risks to ensure that successful completion of the project with regard to cost, schedule and its intended performance was not compromised in terms of quality by ensuring that we had meetings every Monday and Fridays for review and evaluation of the work. I drafted, developed and finally implemented a master quality plan for the project. It also included site verification, quality control verification and sampling of the plan. I also arranged for the test and obtained the performance tests, witnessed the test being conducted and other reviews that were necessary to ensure that material and equipment meet quality and performance requirements. Considering procurement, I was involved in the tendering and procurement negotiations, contract management of the projects as well as negotiations in contract disputes. In addition, I provided project management and development management services to ensu...
