The biggest risks facing the association
The Quadrant housing association was set up by a group of professionals to address the homeless situation in London around 1963. these young group bought a house and converted it into flats but has since grown to manage more than 70 000 homes in London and employs more than 1200 staff. The Quadrant Housing application aims at creating homes where people want to live in. in the process of its growth over the years; the association has faced a lot of risks. The board considers these risks as most likely to affect the future performance of the organization.
Land cost inflation causes the price of fluid assets to be very high; hence the company is looking into creating progressive development strategies that focus on adapting to the marketplace's fluidity. There are also risks associated with the health and safety of the workers in the association. To address the risk, the board analyses the annual reports to develop health and safety strategies for the employees. To ensure that there is continuity of the business, various logistic plans have been put in place following fire outbreaks. Report analysis indicates a 0% growth over the past years but an estimated 25% growth if appropriate policies are implemented (Wiley et al., 2021).
In some cases, the noncharitable assets may put the charitable assets at risk. In this regard, the association's financial strategy includes an analysis of the sensitivity of the charitable assets and performance indicators. Additional capital grant has also been a plausible risk to the association. This has necessitated the association to withdraw capital grants that were funded before 2015.
Rating the potential risks and returns for the association
The quadrant housing application has been through a lot of challenges. The number of houses being set up has increased over the years. However, the association has handled most of the risks by coming up with strategies to counteract the risks. Housing associations own approximately 15% of the housing sector in the United Kingdom. The associated potential risks in this sector are potentially low, and the ones in existence have been dealt with accordingly. Most young who had bought their own houses using a mortgage are now turning to rent, indicating its promising future. The association aims at establishing homes for more than 80% of low-income families. The association's annual revenue has been estimated to be about $1.21 billion (Wiley et al., 2021).
Charitable issues and financial aims.
The quadrant housing application aims at providing low-priced housing to low-income families. The association is registered under the charitable organizations in the UK.the most applicable generic issue for the quadrant housing association is the investment in social services and creating a borderline between the private and the public sectors. This aims at improving the well-being of human beings in general while charging the most affordable costs for rent. The most relatable risk are asset-related, including diversification into other activities and development to meet the current demand for housing quality.
RCT homes
RCT homes were established in 2007 and have taken to establishing more than 10 000 homes in Welsh. Like any other housing association, RCT homes have their risks; in the 2012 group risk assessment, several strategies were developed to ensure that the organization's objectives were maintained (Wiley et al., 2021). The documents released by the Welsh government indicate that RCT homes charged a lower amount of rent than other average rents charged across Welsh hence the need for its restructuring.
