LAND AND PROPERTY MANAGEMENT: BURJI KHALIFA (IN DUBAI, UAE)
Introduction
Formerly known as Burji Dubai, Burji Khalifa is today the world’s tallest structure and building after succeeding Taipei 101 of Shanghai in 2010. It was designed to be of large scale mixed-use. The decision to build the Dubai tower was to help diversify the country’s petrol-based economy into other promising sectors such as tourism, trade, and finance. The capitalist concept of profitability drove the developer to think of building a super-tall structure of high-density. Adrian Smith of Skidmore, Owings & Merill designed the Burji Khalifa. Hyder Consulting acted as supervising engineers, working closely with NORR Group Consultants International Limited, which supervised the architecture of the tower. Despite being derived from the spiral Islamic architecture of the Great Mosque of Samarra to reduce excitation from wind, the building’s Y-shaped tripartite floor geometry optimizes space for residential and commercial purposes. Wings and buttressed central core were designed to support its height. There is also a cladding system for the building to withstand hot summer desert temperatures. The Burji Khalifa contains 8 escalators and 57 elevators. At some point during construction process, its developer Emaar Properties ran into financial difficulties. The Country’s ruler Sheikh Khalifa bin Zayed Al Nahyan had to grant monetary aid and funding, hence, resulting in the original name being changed to Burji Khalifa. Since its inauguration in 2010, perceptions about the tower have generally been positive despite few complaints from migrant workers whose complaints centered on practice of confiscating passports and low wages (Abraham, 2019).
